A measured survey records your property. Existing drawings turn those measurements into a useful picture of the home you have now. Together, they provide a starting point for discussing changes.

Design & planning

We develop your ideas into design proposals and prepare the drawings for the agreed planning or lawful development application. The work included, and any further specialist input, are discussed as part of your quote.

These are starting fees, not a quotation for every property. We confirm the scope and final fee for your project in writing. Fenix is not VAT registered, so VAT is not charged on our architectural fees. Third-party charges are separate unless expressly included in your written quote.

Detailed information for the next stage

When you are ready to develop the design further, we can discuss a construction drawing package and specifications. The level of detail and appointments needed depend on your project. We agree that scope before work begins.

What your written proposal should make clear

The appointment defines the drawings and support for your property. A starting fee does not describe every project or include every stage. Check these items before accepting your proposal:

• Survey coverage and the plans, elevations or sections to be supplied.
• Design options, meetings and the number of revisions included.
• Application drawings, submission and correspondence, where appointed.
• Any separate technical drawing package and specifications.
• Specialist input, third-party charges and how changes to the brief are agreed.

Planning drawings and construction information

Drawings prepared to explain a proposal for an application serve a different purpose from detailed construction information. If your project needs a later technical package, we discuss its scope separately. Structural engineering, building control and other specialist appointments need to be identified for the particular project.
